Kalkallo site conditions: wind, climate, grassland and creek overlays
Kalkallo is open, largely treeless volcanic plain with Merri Creek to the east and grassland reserves such as the Kalkallo Grasslands and Kalkallo Common. Open sites raise wind exposure, and land beside grassland or the creek may carry planning overlays. Your engineering sets the wind class, and your property certificate shows any overlay.
Wind on the plain
With few trees and new streets, many lots are exposed. The wind classification under AS 4055 on your engineering sets the bracing and tie-downs, which is why bracing is such a frequent frame finding.
Climate
Melbourne's northern fringe is cool in winter and hot and dry in summer. That swing drives clay movement and makes roof insulation and sarking worth checking.
Grassland edges
Lots facing grassland reserves can be subject to bushfire planning controls and a BAL rating. Your lot's planning certificate will show whether one applies.
Near Merri Creek
Land close to the creek corridor can carry flood or environmental overlays. Again, the planning certificate is the place to look.
Roofs and sarking
We have recorded sarking missing under both tiled and metal roofs on Kalkallo homes. Whether it is required depends on the design, so ask the builder to confirm.
